Buy To Let Buyer is a trading name of 10Ant Capital Ltd, a company registered in England and Wales. Our registered office is at 4th Floor, 27-37 St George’s Road, London SW19 4EU. References to “Buy To Let Buyer”, “we”, “us”, or “our” throughout these Terms and Conditions refer to 10Ant Capital Ltd.

We purchase residential and buy-to-let properties directly from owners across the United Kingdom. We are not an estate agency, mortgage broker, or financial adviser, and nothing on our website constitutes financial, legal, or investment advice.

Acceptance of These Terms

By accessing our website, submitting an enquiry, or engaging with our services in any way, you confirm that you have read, understood, and agree to be bound by these Terms and Conditions, together with our Privacy Policy.

If you do not agree to these terms, you must not use our website or services.

We reserve the right to update these Terms and Conditions at any time. The version published on our website at the time of your enquiry or agreement will apply. We recommend checking this page periodically.

Our Services

We provide the following services to property owners:

Important: We are a cash buyer and not an estate agent, broker, or intermediary. We purchase properties for our own account. We do not list or market your property to third-party buyers.

Submitting a Property Enquiry

When you submit a property enquiry through our website or by any other means, you confirm that:

Submitting an enquiry does not create any binding obligation on either party. It is an invitation for us to assess the property and, if appropriate, make an offer.

Cash Purchase Offers

Following receipt of your enquiry, we will conduct a desktop valuation using publicly available data and any information you have provided. If we wish to proceed, we will make a written cash offer within approximately 48 hours.

All offers are subject to the following conditions:

Indicative valuations: Any verbal or informal valuation provided before a written offer is issued is indicative only and does not constitute a formal offer or commitment to purchase.

Fees and Costs

We do not charge you any fees for submitting an enquiry, receiving an offer, or completing a sale with us. Specifically:

You remain responsible for any costs you choose to incur independently, including but not limited to independent legal advice, independent surveys, mortgage redemption fees, early repayment charges, or tax liabilities arising from the sale.

Tax: The sale of a property may give rise to Capital Gains Tax or other tax liabilities. We strongly recommend you seek independent financial or tax advice before proceeding. 10Ant Capital Ltd accepts no responsibility for any tax consequences arising from a sale.

The Sale Process

If you accept our offer, the following process will apply:

  1. Memorandum of Sale: We will issue a memorandum of sale setting out the agreed price, target completion date, and any special conditions.
  2. Solicitors: We will instruct solicitors on both sides. You are entitled to use your own solicitor if you prefer; in this case, we will contribute to your legal costs up to a maximum of £2,000 (inclusive of VAT).
  3. Survey: We will arrange a RICS-registered surveyor to inspect the property. You agree to provide reasonable access for this purpose.
  4. Exchange of Contracts: Once all enquiries are satisfied, solicitors will exchange contracts. At this point the sale becomes legally binding on both parties.
  5. Completion: On the agreed completion date, we will transfer the purchase funds to your solicitor. Legal title passes to us on completion.

We aim to complete within 28 days of offer acceptance, subject to the cooperation of all parties and the satisfactory resolution of any legal or survey matters.

In engaging with our services and, if applicable, proceeding with a sale, you agree to:

Anti-Money Laundering

We are required by law to comply with the UK Money Laundering Regulations. As part of any property transaction, we will conduct identity verification and due diligence checks on all sellers. This may include:

Governing Law & Disputes

These Terms and Conditions are governed by the laws of England and Wales. Any dispute arising in connection with these terms or our services shall be subject to the exclusive jurisdiction of the courts of England and Wales.

If you have a complaint about our services, please contact us in the first instance at hello@10antcapital.co.uk. We will acknowledge your complaint within 3 business days and aim to resolve it within 14 business days.

Severability & Entire Agreement

If any provision of these Terms and Conditions is found to be unlawful, void, or unenforceable, that provision shall be deemed severable and shall not affect the validity and enforceability of the remaining provisions.

These Terms and Conditions, together with our Privacy Policy, constitute the entire agreement between you and us in relation to your use of our website and services, and supersede any prior agreements or representations.
